Our Statement of Rental Policy is detailed on an accompanying sheet to the no obligation application form. Also, it can been seen HERE.
Our expectations are simple; we require all of our tenants to respect and reside in our properties to an acceptable standard. We do not tolerate rent arrears, the misuse of the properties or the breaking of tenancy agreements in any way. We also thoroughly screen ALL prospective tenants; if you have previously defaulted on a lease, been evicted, bankrupt or have outstanding CCJ's then there is no point applying for one of our properties - we don't want you. This policy allows the system to run smoothly and enables us to constantly re-invest and raise the standard for decent people.

A tenancy with us requires a deposit of ONE MONTHS RENT and rent to be paid ONE MONTH IN ADVANCE. Our tenancy agreements last for 6 or 12 months (subject to approval). Thereafter, another lease can be signed. We also require a copy of identification upon tenancy acceptance.
There MAY also a one-off charge of £30 to cover the administration costs of the management team assigning the new lease.

It is believed that if abuse results in a termination of one of our lettings, only accommodation to a lower standard will be available - from another landlord. This is because we also have a no return policy whereby if a tenant fails to meet with the agreed terms, a permanent refusal to let to them is likely to ensue. Please be warned, if you intentionally default on any payments it is our policy to pursue you for life if necessary, until we recover total outstanding amounts, however small the amounts may be. We NEVER write a debt off.
